My tenants , HR mgr of a registered company despite repeated request for quarterly Aircon maintainant reports, only submitted at rental expiration month 4 reports at one go.how does landlord verify they are not fake? Thank you.

Even when aircon servicing reports are submitted on a quarterly basis, they can also be fake, therefore the only way to verify is the check with the service provider itself. Are the contractors qualified to conduct the maintenance of aircon? There are many companies out there offering services but many of them are not really up to the mark.

For future rental, you can perhaps consider having the tenants engage the services of your appointed contractors where you are able to verify them properly. Generally, aircon servicing charges are quite competitive therefore should not make too big a difference to the tenant, unless you have many units within the premises to service. For typical homes with 3 bedrooms, the difference should be less than $50 per quarter for normal servicing.
