I often share with my clients, if they are equipped with all the knowledge and skills set to go about transacting on their own, they should by all means do it themselves.

The key thing that an agent provides is the time dedicated to serve their client in shortlisting the possible listings for viewing, provide a professional opinion to allow clients make more informed decision, look out for tell tale signs where units should not be considered and running the miscellaneous errands for the transaction to take place. Most of us are armed with the latest transactional data of the vicinity as well as doing comparable analysis for our clients which can be very helpful to clients to make a decision.

As the sale and purchase of a property can be pretty emotional, the art to negotiate an offer can be pretty important too. No doubts that HDB procedures are simpler than before. However, this does not mean that an Agent is not needed anymore. Transacting a property is not only on the procedures. There are many other things to consider and watch out for.

Especially for a Buyer with little to no experience in purchasing properties, they would not know what are the things to look out for when choosing the right property. They will also not know what is the right price to pay for the property, and may likely end up offering too low (as a result, choice unit taken by other buyers), or offering too high (overpaying for the unit).

Having an experienced and trusted agent to assist, they will have a peace of mind of securing the right unit at the right price. Everyone will likely buy a property once in his lifetime. Some will do it twice and few do it thrice. Compare to an agent who has to do it every other month. Who do you think will likely to do a better job?

You may purchase a HDB resale using DIY method if you are well equipped with knowledge on HDB resale market. An agent is there to assist buyers for the whole purchaisng processes from consultation, arranging for viewings, ensuring you did not overpay for your unit unless you are willing to fork out COV (CPF usage has it's limit, negotiating on your behalf and handling any issues that might arise. You also have to be careful of some seller agent where in a bid to close their unit at a high price, painted a very rosy picture of the units they are marketing and even settling all the paperwork for you for free. You have to ask yourself whether this is considered a big purchase to you. If it is not, than it is fine to make mistake and do better in future.
If this is a big purchase, why don't you approach an agent for a discussion before you decide whether or not you want to engage him or her.

An agent can assist in following:
1) Advise the right property with your budget:
a) location
b) Age of the flat.
c) level
d) Condition
e) size
f) facing
2) How to determine your budget
3) Which loan to approach; HLE (HDB loan) or bank loan, which is better for yuor situation, assume you have the choice
4) What are the legal commitment, obligation at different stage of purchase; Option for OTP, exercise the OTP etc.
5) How much cash you need to prepare?
6) What are the best option in your current stage? Are any choice?
7) What is the current market price in the choice unit chose?
8) Lastly, do you have all the time you need to search through all listing?
