Our exclusive sales agent claimed he has completed his service after TA signed. Was it true that his service fully ended & no follow up service require? Don't sales agent need to perform other post sales services like defect free period, handover when contract due or any queries from tenant in the event?

Dear sir/mdm,

Extracting from CEA Website (https://www.cea.gov.sg/docs/default-source/default-document-library/consumer-guide---engaging-a-property-agent-for-rental-transactions.pdf): "Typically, a property agent’s role ends after the landlord and tenant sign the tenancy agreement and the property is handed over to the tenant. If you require help with property management during the tenancy, you should check with your agent whether he would be willing to provide this service for a fee agreed upon by you and your agent. "

While there are agents like myself who offers follow up services, it is not wrong for the agent to end his or her service after the above is completed.

By the way, yes according to CEA, the duty of an agent will end once the handover has been completed. But most agents will continue after sale service and to take care of the unit till the end of the lease on behalf of their landlord.
