Dear sir/mdm,

ABSD is payable when you buy new launch condo, if you are still holding on to your current HDB. The only way to avoid ABSD is to relinquish your ownership in your current HDB. If your HDB is jointly own with your wife and the new launch or private property is also purchased together with your wife, you may actually qualify for ABSD remission.

Hi Sir/Mdm,

ABSD is based on property ownership count, so since you own 1 hdb property, regardless of the next residential property you buy (new launch or resale), it will be considered 2nd property and hence ABSD of 20% applies.

To avoid the ABSD, you can sell away the HDB or otherwise purchase under your adult children or spouse's name (if they don't have any property ownership). I am contactable at 97432395  for further discussion, and will be able to help you structure the purchase.

Hello!

If you are a Singaporean, you will be able to avoid ABSD if you sell your current HDB within 6 months of purchasing said condo. Your current holding of HDB also matters, and I could actually plan another roadmap for you.

If you are a Singaporean PR, you will still be liable for 5% ABSD even if you sell off your HDB before buying.

1. Do you have any intention to sell your HDB?

2. For your current HDB, is the unit under 2 owner or 1 owner and 1 occupier?
If it is under 1 owner and 1 occupier and the occupier has no poperty yet then he/she can proceed to buy under his/her sole name. Please take note you need to fullfilled 5 years MOP of your current HDB.

3. If your current HDB under 2 owner name, then for your 2nd property need to pay 2nd property ABSD

4. For Singaporean household married couple, you can do joint Purchase of Second Residential Property.
A married couple with at least one SC spouse can apply for ABSD refund on their second property if they sell their first property within 6 months after the date of purchase/TOP/CSC, whichever is applicable

Hi,

1) In order not to incur unnecessary costs of paying ABSD. You must not be legally owned any residential property at the time of exercising an OTP (for your condo).
2) Thus you must have an exercised OTP (for your HDB flat) on hand when exercising an OTP (for your condo). The law firm will present this to IRAS to apply for an exemption of ABSD on your purchase.
3) If you are buying a newly launched condo. You either do (2) or pay the ABSD and apply for remission after selling your HDB flat if this purchase is an upgrade for your matrimonial home.
4) Note that ABSD remission is only applicable for married couples buying matrimonial homes.

1) if both you and your spouse are the owners of the current HDB, and MOP is met, you would need to dispose it in order to purchase a private property (be it new launch or resale) to avoid paying 20% ABSD

1) If current HDB is owned by 1 owner + 1 essential occupier and MOP is met, the essential occupier's name can be used to buy the private property without paying 20% ABSD.
