Hi Priscilla you may want to check out the HDB resale transactions for price range of past transactions as you do not want to price your unit too high and not able to get buyers. Hi Priscilla,

Not easy if you are selling yourself? You have to handle so many calls from buyers and agents, spend money to advertise, get familiar with the sale procedure. Not sure if it is worth it for you. Is it because of the commission issue that you want to sell yourself?

be familiar with HDB procedures,
qualify your current situation for selling
qualify your buyers for buying
Negotiate with your buyers / buyer agents
Handle and arrange viewings,calls,paperwork.
how did you derive the valuation + 35 K ? need source for info on current market prices, its all about location.
