This might be a strange question but is it possible to consult a real estate agent and pay for their time on a one-session basis? My husband and I are first time buyers looking for a resale flat, we are happy to look for the flat ourselves as our requirements are quite clear, and handle the paperwork on our own. However as first time buyers we have some questions that we'd like to seek professional advice, and would appreciate a sit-down session with an agent just to go over some of the questions. We would be happy to pay for the session. Just wondering if something that agents are willing to do, and if yes what would be an appropriate payment per hour? thanks so much!

This is not strange as I have came across similar prospects. The issue here is that I do not doubt your competency in looking for the flat as per your requirements and the competency in doing the paperworks.

The key competency in an experienced realtor does not lie in the above 2 aspects, but more importantly, the ability to anticipate potential pitfalls as well as the ability to respond to hiccups met along the way. If you are lucky enough in a transaction, everything will be plain and smooth sailing. The number of transactions each week is potentially more than what a typical consumer transacts in their lifetime therefore this experience is what can be of value add to you.

Ultimately it is a big ticket item which we are handling, therefore it is not advisable to undertake this risk if you are unfamiliar with the transactional requirements.

Hi friends,

I am happy to help.

However, for first time buyer, be it HDB or Private residential, it is advisable to have an agent on your side.

I have known of Buyers who knew the What they want, What they like, etc, and the documentation .. they lack other knowledge. After their purchase WITHOUT an agent representing them, who could have helped identify the problem, they found that the previous owner had done illegal renovations.

They spent a lot more time and money to rectify the issue.

Hi,

Haha no worries as many of the gurus here have mentioned, what you asked is not strange at all. Many have asked similar questions before.

Usually we only charge when we serve the clients fully when we help them to sell or purchase their property. How my partner (also my wife) and I work is, we do not mind meeting up with sellers and buyers for a chat and we always tell them there are no obligations at all. Hence what I can suggest is that we can meet up for a chat too and yes there are no obligations. We will also take the opportunity to answer your questions also. And there is no need to talk about any one time consultation fees. We can really just take it as a chat.

Looking forward to hear from you soon! Cheers!
