we are couple ( sc and foreigner) looking to buy hdb resale ard 400,000$ . if we tk hdb loan we need to pay initial price of 10% which is 40k, can the 40k be deducted from sc cpf(21k) and from grants eg. non citizen spouse scheme (25k ) ?
Or is the grant only able to deduct the total price of the flat whc is 400,000$ and is not for the downpayment?

Yes, CPF Housing Grant is credited to your CPF-OA, and you can use it to pay for the 10% downpayment of the flat that you're purchasing.

Apart from CPF Housing Grant, you may also be eligible for other grants, like EHG and Proximity Housing Grant.

First of all congrats on your plans to purchase your home!

The CPF grants will be credited into the SC’s CPF OA account and that can be used to pay for the 10%. Of course we also need to factor in the legal fees and also the buying Stamp Duty. Both of these can be paid using CPF as well.

If this is your first time making a house purchase, then I will really recommend that you let a professional do some financial calculations for you. A detailed financial calculation will go down to the details of whether do you have any spare funds on rainy days and also how much is your monthly installments and how much cash do we need to top up monthly in the event if our monthly CPF contributions is not enough to cover the installments. All the fees such as legal fees, stamp duty, valuation fees and also submission fees are also important in the calculation.
