We are going to vacate our house soon. We asked the agent to come and check the house for any repairs to be done. However, he refused saying that he & the landlord will do a check after we vacate the house. The thing is he doesn't want us to do any repairs but keep the deposit money instead. Please advise how do we handle this.

How do you determine if he doesn't want you to do any repairs but want to keep the deposit money instead? To clarify, to do a pre-handover inspection is not a necessary activity and in fact, not part of the duties of the agent if you were to look into the roles and responsibilities of an agent as mentioned in the CEA guidelines. Any additional activities done are actually out of goodwill. In addition, whatever deem to be acceptable by the agent may not be acceptable by the landlord, therefore it could be more efficient for the landlord to do the inspection on his own. As the tenant, you will also need to ensure that you have rectify all necessary damages before the handover instead of relying on the agent to tell you what is to be done, and keep a video record of what the condition of the apartment is at the point of handover in order to protect yourself.
