We are SPR for 2 years now and will reach the 3 year mark December 2016. Our rental contract ends 1 weeks later, end December 2016 . We intend to purchase a 5 room HDB. My question is would there be sufficient time to complete the paperwork and move in within 1 week?

Hi,

You can only sign on the OTP after you officially fulfil 3 year SPR, ie in Dec 2016. Paperwork process will take another 3-4 months, and renovation another 3 months, hence you may only likely move in june 2017. Perhaps you want to plan ahead and extend the tenancy for 6 months. Good morning Havey,

I am afraid to inform you that you are only eligible to ink on the Option To Purchase on/ after your fulfilment of 3 years SPR status thus you wont be able to complete the whole procedure within 1 week.

Normal legal completion period for resale HDB purchase will take up to 3 to 4 months. It will be best that you give your landlord a heads up that you will like to extend the tenancy until you are able to move into your purchase.

But not to worry, we can start the process of house hunting 1 to 2 months before your 3 years SPR fulfillment in October.

May I know when's your exact fulfillment date so I can plan accordingly.

Afternoon Harvey,

Do note that SPR couples are only eligible to ink HDB OTP upon both fulfilling 3 years on SPR status. The standard S&P timeline for HDB is around 14 to 16 calendar weeks. Hence you might need to extend your rental with your landlord for around 6 months, factoring in time required for renovation and moving.

Hi there Mr Harvey Tan!

I don't think there is sufficient time for your HDB to be completed in time, besides you need time for other things like renovation, moving of furniture, etc. A safe estimate is to extend your lease with your current landlord for another 6months.

The Option to Purchase has to be dated on or after the date that you fulfill the 3 years PR status.

Hi Harvey,

My advice is that you should play it very safe and extend your rental contract by 6 months. You may wish to also request from your existing landlord to have a early termination clause with 2 months notice during the extension period. This is to ensure that in the event that your purchase the HDB early, you can terminate the lease at your current place to save on the rental.

You may only sign the OTP once you met the 3 years PRship. The whole resale process will take about 3 - 6 months depending on the seller side. Some seller may need extension and others may be able to hand over the flat early.
