Hi, in regards to which property to sell first, it will depend greatly on what your future plans moving forward. If you are keeping either of the unit, are you planning to stay in it for retirement or just for capital appreciation and to rent it out? If you are looking to cash out one and stay in the other, it might be a better idea to sell the HDB, reason being the FH condo will allow you to have more cash flow, which you can use for further investment or do some hobbies you enjoy. If you are planning to stay in one of it and have plans to buy more properties in the future, keeping the HDB might be a better choice since you can't purchase a HDB when you own a private property but it is possible the other way round .

All in all, I can give you my opinion if you seek my assistance .
As for commission, for sale it is usually 2% with gst , and for rental it is based on the room rental fee .

    There's many pros and cons of having an exclusive as well as non exclusive, which will be too long to explain via this platform, as for room rental, it is usually based on 1 month commission for the rental of unit. It is a good option to rent it out to generate some income or even just to offset the cost of maintaining the properties .     Actually, I am coming to magnificent seven. I dont think it's proper to buy any property at this age.
    I think I should cash out and enjoy my remaining livin years.
    As for the commissions, what are the differences between exclusive (2%) and non exclusive (many are offering 1%) ?
    For exclusive, how long is the contract period ?
    If I can find a buyer (during the contract period) how to go about from here ?
    As for rental, kindly explain more info about room rental fee.
    For, I have 2 spare rooms ( condo) thinking of letting it out.
