Hi,

Are you planning to sell and purchase another unit? If so, I think the way to look at it is to compare the rate of increase of your potential selling price, as well as that of your potential purchase price. For example if you are planning to upgrade to condo, suppose selling in 6 months time gives you an increment of 30k in sale price, but the condo location you are looking at unit prices are increasing by 50k to 80k, then I would think its not really ideal to wait further since on a nett basis you will still be worse off by waiting. There's different camps on how the lower down payment will affect the market, one perspective is that since young couples can afford the down payment more easily, they will be more inclined to get a brand new BTO rather than resale, which takes away resale demand and slows it further.

Logical sense, you are right that by injecting more demand into the market, regardless whether it is for BTO or resale, there will be an element of overspill of demand into the other market segments. Ivan is right that if you are in a position of sale and purchase simultaneously, it doesn't matter much if you are selling now or later if you are looking to upgrade or upsize.

I feel that such a measure may encourage more young couples to make a decision to settle down, failure to secure a unit then will unlikely turn these buyers to the resale market as time is likely on their end. If you have a genuine need to sell, this new measure should not be a factor to consider. HDB prices has been increasing a fair bit so far so I guess with or without this measure, this trend is likely going to continue.
