Am a PR and getting married on June. I would like to purchase a property. My fiance is not working and she is from india.
Will i be eligible to buy HDB flat?
If not is it only CONDO i can go for?
On both the cases whats needed from me like how much i need to pay in cash and loan i can go far?

Morning Mani,

To purchase resale HDB unit, both your spouse and you need to be SPR for at least 3 years. ABSD of 5% is payable by cash for purchase of first property by SPR in SG. As for how much loan you can get, that would depend on your income and credit standing. When this figure have being firmed down, we can then calculate how much cash you need.

Good afternoon Kalai,

To purchase a resale HDB with a foreigner, you must be at least a Singaporean to be eligible under non citizen spouse scheme if not your spouse must turn a SPR and fulfil residency status for 3 years thus as of now, you might only be able to purchase a private property instead.

As for mortgage, you can obtain up to 80% [still subject to mortgage servicing ratio (for HDBs) or total debt servicing ratio(for private property)]. Thus downpayment will be 5% cash and 15% CPF/ cash.

Other fees will be:
1) estimated 3% buyer's stamp duty
2) 5% additional buyer's stamp duty as a SPR (15% if you include your foreigner spouse in the purchase)
3) misc fees like legal fees, valuation fee, stamp duty for mortgage

Probably let my bankers advise you on your in principle approval first before we move on with there.
