Both my partner and I bought a HDB when we were single. Upon marriage, can both of us keep our HDB and purchase a joint HDB / EC / private condo.
If yes, are there still grants for the any of the new property purchase?
If no, what are our property purchase options as a family?

Hi

I assume both your MOP of 5 years of the HDBs are fulfilled. Once married, HDB will recognize both of you as a married entity nucleus, and will require you guys to sell one of the HDB as each household can only keep one HDB unit at any one point of time.

The individual selling the hdb would have his or her name freed up to buy private property without ABSD, since he or she will no longer have property count. So the optimal approach would be this, assuming you guys plan to have one HDB and one condo after marriage.

If you do a joint name purchase for the private property, ABSD of 20% will kick in so its not recommended.

    thanks, what will both of our HDBs have not reached 5 years MOP? I assume we won't be able to sell and need to hold till 5 years MOP before 1 of us can sell it?
One of you will be required to sell the existing HDB upon getting married. If you decide to purchase a private after that, you can look into purchasing a private property under single name that do not own the HDB in order not to incur ABSD. If you are considering getting an EC, you will need to look at the eligibility criteria in terms of income, and will likely incur resale levy for the purchase if existing HDBs are BTO or subsidized.

Hi,

After marriage, HDB considers both husband and wife as a single entity. As a household, you are only allowed to own one HDB property. This means that one of you will need to dispose of your HDB flat if both currently own one.

If you are selling your flat and your partner is keeping his/her HDB, your name would be free to purchase a private property without incurring Additional Buyer’s Stamp Duty (ABSD), since you would not own any property at that point.

However, if you both choose to buy a private property jointly, the purchase would be considered a second property, and you would be subject to 20% ABSD under current regulations.

Hi,

If both HDB flats were purchased before your marriage and have both reached the 5 years MOP, you can try appealing to HDB to allow you to keep both flats.

If not, HDB will require you to sell one of the flats since a married couple is considered a s a single family nucleus and is only allow to hold on to 1 HDB flat collectively.

If you are selling one of the flat, I would suggest the party who sold the flat to purchase a resale EC or a private condo. In this case, you both can reside in one property and rent out the other to enjoy some passive income.

Hi,

1) Only one of the HDB flats bought can be kept as a matrimonial home. The other flat has to be sold as a married couple is considered as a single entity by the HDB, so can only own 1 HDB flat.
2) One of you remain as the owner, and the other as the core occupier. If the flat has met the MOP, the core occupier can buy a resale EC or private condo for investment.
3) Therefore, the one having a higher income is encourage to sell his/her flat to free up the funds and name for the investment property.
4) The other option is to sell both flats and buy a bigger flat such as a jumbo flat/EC/private condo.
5) The current grants are only availble for 5-rm and smaller flat, and, new EC.
6) There are no grants for Jumbo flat, resale EC and private condo.
7) If both the flats are not BTO/SBF or a resale flat with grant. You will be able to apply for a grant for a resale flat; 5-rm and smaller.
8) If one of the flats is a BTO/SBF or a resale flat with grant. You will be only entitled to half grant.

1. **MOP Fulfillment:** Once your 5-year Minimum Occupation Period (MOP) is fulfilled, you can retain your HDB and jointly purchase a private property with your wife.

2. **ABSD Considerations:** If you purchase the private property jointly, the Additional Buyer’s Stamp Duty (ABSD) of 20% will apply to your portion, as it will be your second property. However, if your wife buys the property under her sole name, no ABSD will apply, as she doesn’t own any property.
