Can I still buy a house if husband is working as grab delivery rider and wife is a full time employee? Will our HFE be affected since husband does not have payslip/monthly cpf contributions but he still have income.

Hi Mdm,

Yes, as long you fulfill the eligibility conditions to purchase a HDB, you will be able to purchase a HDB flat. You may wish to apply for a HFE to determine your eligibility as well as your loan assessment.

Alternatively, if you not meet the eligibility conditions, you can also consider private housing too.

You can still purchase a property. The only concern is the loan eligibility as being a Grab Delivery Rider is deem as self employed therefore assessment for loan will be based on only a portion of his earnings. And he will need to back up his income proof through his Notice Of Assessment or other form of income slip that is officially recognised.

1) As long as you meet the HDB eligibility schemes listed.

2) The next question is whether you could afford the flat with current income.
3) Your hubby should be able to get a monthly income statement from the grab company. You can use this to apply for the loan.
4) However, his salary will received a hair-cut, meaning that only 70% of the average salary will be considered on how much loan you could received combine with your income.
5) I suggest you apply for an HFE to understand your budget before decide on the next step.
6) HFE application is FOC and valid for 9 months. There are no penalty even if you decided not to buy eventually.
7) The disadvantage is you have to wait for it to expire when there is any changes in your income.
