Dear Gurus, I am a Singaporean and my wife is foreigner, we have a Singaporean Child. My income is $1500 basic and $1500-$2000 in comms. My wife's income is around $1500. We would like to get a resale 3-room flat, please advise how we can do it in terms of financing and also if the flat is more than 40 years, how would it affect us.

Hi Mr John,

Have you applied for HLE? If the flat has remaining lease of less than 60 years, the amount of CPF you can use would be affected.

Simple, just opt for flat have lease more than 60 years upon collect the HLE approval of loan figures.

Seem no reason for you to opt for HDB lease less than 60 years if it a concern for your affordability in view of housing loan.

    Thanks for the reply, would apply for the HLE first before deciding, as I am looking for 3-rm HDB in Geylang area with a budget of 250-300K, I hope to find flats with more than 40 years lease. Most of the flats I see in Geylang which meets my budget have lease less than 40 years.
