Hello everyone
After moving in within a few days tenants claim they’ve issues with cabinets, bed etc. Are they allowed to since they were completely satisfied with the
1) actual viewing, sign TA, paid deposit,
2) moving in 1 day earlier than contractually stipulated, verified everything in good condition with LL and agent on handover
3) LL graciously ordered brand new bed on 3rd occasion and again verified by tenants everything in the house is confirmed in good condition
Please advise on how LL should deal with this?

Hi Rihanna,

Are you the landlord? And the agent you mentioned in the post is the tenant's agent or landlord's agent? I have recently met a similar tenant and I got the tenant's agent to manage the tenant expectations. Am unsure what are the issues that lead up to current situation to advise. You should check with your representing agent on how to manage this.

Hi, usually if the defects or issues they are facing are shown to them on the viewing and handover, and they didn't make any special requests about it, they will have to rent the unit as it is. (unless it is different from what is known to them and is not functioning as it should be) The tenant will have to manage their expectation, and any other changes might be out of goodwill.

By the way, if you are the landlord and if I will to base on what you have written, then I feel that you have done enough and should stop from there. As it is the tenant who are perhaps picky or somewhat funny and I do have my fair share of such tenant before as well. And I also remembered that I told the tenant to buy their own furniture if they are not satisfied with the current one at their own cost.
