Of paperwork , do we need to legalize all paperwork’s send to us using notary in USA ? Or do we need to go Singapore embassy in USA ? I know it’s lawyer job to help but wonder how complicated long distance process.

Both options you are looking at can work. Alternative, you may wish to look for a Singapore law firm that has representative office in the US near you to assist with the documentation process. More importantly, the usual consideration will be the transfer of funds into Singapore for the purchase. If you are looking to obtain a home loan for this purchase, you will also require to ensure that you have submitted the right documents and recognisable income for the local banks to work out on your loan offer.

I have done a number of transactions involving sellers based out of Singapore and the delay is usually just by a couple of days for the documents to be sent to Singapore. In your situation, the delay could be in both directions where documents have to be sent to you and subsequently sent back to Singapore. The alternative maybe to appoint a power of attorney to manage these processes for the purchase.

Hi,
It is quite simple actually. Since you are a US citizen, you do not have to pay any ABSD like other foreigners buying property in Singapore. However, you need to use a local lawyer or local-based US legal firm to handle the property transaction and I know of some who can do it for you. There is a fee chargeable by the law firm.

If you were to buy the property through me, you do not have to pay me any fees. I will claim from the seller.

The best properties to buy and rent are around the CBD area in Districts 1, 2, 9, 10, 11 n 15.

Hi,

You may wish to consider a trusted person here as your Power of Attorney so he/she can sign off documents on your behalf. This will be easier as you only need to sign the POA docs once with the notary or embassy, and courier the docs back to Singapore so it can be registered with the courts. More importantly it will be the funds transfer to Singapore that can hold up the process, but if you already have a bank account in Singapore it will be easier.

It is possible to purchase a property without being physically in Singapore. You will need to engage a lawyer to assist you with the conveyancing process. For signing of documents, you may either sign them in front of a notary public or visit the Singapore embassy to sign.
