Your grant eligibility may not be reflected if you are applying for HFE now. On top of that, you may also be required to resubmit your HFE after your wife has obtained her citizenship. Do you have the timeline for her citizenship status to be approved and getting the pink IC?

Hi Sir,

It is advisable to apply for the HFE after your Wife gets her Citizenship. This way, you will be entitled to Grants, and also avoid paying ABSD for your purchase. Applying for HFE now hasn't really has any pros apart that maybe you will get the approval earlier?

Hi,

1) I would recommend you apply for the HFE only after getting citizenship.
2) Under the current combination of PR+PR, you are;
(a) Subject to a 5% ABSD.
(b) No grant available.

3) The HDB flat prices are getting stable now compared to last year (2022). Thus you can hold for a few months without paying a higher price for the purchase later.
4) The above are the financial factors that I'm considering. There could be other reasons that you have that you wish to make a purchase earlier. It will be better if you share with me in private so that I can advise accordingly.

For full PR households, you have to pay 5% ABSD on your first home purchase. You also need to be PRs for 3 years before you are eligible to buy HDB resale. When your wife becomes Singapore Citizen, you are eligible for ABSD remission for your 1st home - you don't need to pay the 5%. And she may also be eligible for CPF grants. Read More
