Hello, We want to clarify a couple of scenario on our Eligibility study for a resale HDB flat, as a SPR family.
1. My elder kid and I will complete 3 years as SPR, in NOV2025.
2. My wife is a SPR for a longer period now, and she jointly owns a Private residential unit with her parent, in INDIA for 8 years now. We are looking for clarifications on the following :

Question 1 : Is her "joint ownership"(50%) is considered as an 'Interest in Foreign property' and marks us ineligible to buy a Resale HDB flat ? If so, does transferring her ownership completely to her parent is considered as "dispose" action and adds the 15months/30 months waiting period to our eligibility ? Any suggestions, if an exception request be made to HDB for the same ?

Question 2: As mentioned in the HDB's eligibility article that all Occupants must be SPR for at-least 3 years. Is this applicable for SPR kids below 3 years old too ?

The partial ownership of the property in India will restrict your wife to purchase a HDB here in Singapore and she will need to relinquish her interest in that property in order to be eligible to purchase a resale HDB here in Singapore, with a 15 months wait out period.

For SPR who are under 3 years old, it should not apply on the 3 years minimum SPR period. You may wish to clarify with HDB directly for answers too given that they are the authority on approving such sale.

She has an interest in the foreign property which is why she is owning it, right? However, there are cases where individuals co-own foreign private properties so that their parents have a place to shelter themselves. If this is the exact situation, you can write-in to HDB and appeal your case, providing all the objective evidence.
Should that fail, by transferring the ownership to your father-in-law would means that your spouse does not own any foreign property. 15 month wait-out period is mandatory, before both you and your spouse can submit the HFE for approval.
Only the main and co-applicants need to fulfill the requirement for SPR status for more than 3 years.

In summary, once your spouse have completed the transfer of ownership and fulfilled the 15 months wait-out period or when you have fulfilled the 3 years SPR status, with the success on the appeal, both of you can proceed with the HDB resale purchasing process.
