Hi All Gurus,

My wife and I both PR, we are planning to get a resale HDB, can you advise how long the process will take from we pay the OTP till the 2nd appointment when we get the keys from HDB, let's assume the bank loan process all ok, how many months are we looking?

Hi,

Its typically around 3 to 4 months from OTP to key collection, but it depends on the circumstances of the sellers plans as well. Do note that both SPR need to have hold SPR status for at least 3 years before they can resale hdb as a married couple.

3,4 months should be a safe estimate, as long as the sellers are not looking at a delayed submission or extension after completion.

Hi Sir,

If you exercise the option today, your first appointment date will be early May and completion will be early July. A typically transaction will take about 3.5 months to 4 months to complete from the day you do the HDB submission.

Good evening buyers,

A typical resale HDB purchase will take about 3 to 4 months to complete (2nd appointment). First appointment is based on availability while you can request for shortest completion period which is 6 weeks.

By the way something to take note that both of you must fulfill SPR status for at least 3 years before you are eligible to purchase resale HDB.

As for financing portion, if you are able to obtain max 80% bank loan, your initial outlay will be as such:

1) 5% cash downpayment (inclusive of $5k option fee)
2) 15% CPF OA funds or cash downpayment
3) estimated 3% buyer's stamp duty (CPF OA funds)
4) 5% ABSD as SPR (CPF OA funds)
5) $80 resale application (cash)
6) $200 valuation (cash)
7) $2k private legal fee (CPF OA funds or cash)
8) agent commission: 1% of purchase price plus 7% GST (cash)
