Hi.
I am a landlord for a 1-bedroom condo. During handover after 2 years' lease the tenant could not produce a single receipt or invoice for air-con servicing - even though he claimed he had done. I had my doubts when he could not name the company. TA requires him to service my 2 aircon units every 3 months.
After he had left, I did the servicing and according to the technician thankfully, no chemical cleaning needed as the aircon was brand new when given to the tenant. Charge was $70. I can deduct this from his security deposit. (I have not given him the balance yet) But I feel that if I only charge him $70, it is being too lenient considering his irresponsibility. Every tenant may do the same to cut cost. My question is am I able to charge him 8 x $70 (8 times in 2 years)? I feel that is only fair. Any advice/suggestion is appreciated.
