Hi, I am currently renting a condo and the lease is 1 year. However, due to some circumstances, we have decided to ask for a negotiation for early termination of the lease. In the contract, there is no early termination clause, hence we would like to ask if what should be the appropriate penalty? Understand that common market rate is a month rent compensated to the landlord, with a month notice. What if the landlord disagrees? Am waiting for a reply as I type this. Thanks in advance.

Afternoon,

Based on the condition stated in the TA, without diplomatic clause, the landlord have the right to request for full compensation on the rental that you will not be consuming, along with your deposit.
You can contact your agent to assist you on his accordingly.

Dear tenant,

I am curious where did you get the knowledge where common market rate is compensating landlord with 1 month rent and giving 1 month notice? With no premature termination clause, it simply means that contractually there is no way out and all landlords reserve the right to claim whatever unfulfilled amount from the tenancy from the tenants. I thought a better negotiation term could be to propose to landlord that you look for a tenant to takeover your balance tenancy at your own costs. All above are subjected to landlord's agreement.
