Hi I am a tenant. Currently I am renting a HDB flat. Recently, we have an issue with the aircon which the aircon has some gas leak and might need to change all the Aircons in the house. I have informed the landlord’s agent about this issue about two weeks ago. He is very unresponsive to our messages and he only replied to our message after being texted a few times. A few days ago, he said that he was waiting for landlord to reply regarding the aircon. But other than that, no update at all. We have been sleeping without air conditioning for about two weeks under very hot weather. We are not getting enough sleep and it affect our work significantly. We have highlighted this issue to the agent as well. But he does not bother. We don’t have any contact about landlord since everything was being settled by the agent. How should I handle this situation? Should I report to any organisation for being irresponsible. Please kindly advise. Thank you very much.

Hi,
If you have signed the Tenancy Agreement, the owner's details should be there. If not, if you have the agen'ts company details, you can contact the company that he works for and make a complaint. If that does not work, you can complain to CEA (Council for Estate Agents).

Such agents spoil the name of other genuine agents who service their client's and take care of the properties and their tenants well.

Do you not have landlord's corresponding address for such issues? Rightfully speaking, agents do not need to be involved with facilitating the maintenance or repair issues once the apartment is handed over, although I know that may agents including myself will still choose to facilitate these incidents.

Check your agreement if there is any provision for you to take actions in rectifying the defects if landlord does not take any actions? If there is, there should be a timeline for the landlord to respond and take actions, otherwise you can take actions to repair or rectify the issues with the costs as per tenancy agreement. Let the agent know that you will take actions accordingly based on the tenancy agreement and for the agent to inform the landlord. The costs incurred can be offset from the rental payment if needed.
