Hi,

With the new measures, yes it is definitely more cost effective to sell hdb first then buy so you avoid the upfront ABSD costs. Once hdb sold, you will be considered buying condo as 1st property hence only 5% ABSD applies.

Hi Sir/ Mdm,

Care to share whether your spouse is a Singaporean or SPR?

If your spouse is a SPR as well, you will incur 15% additional buyer's stamp duty (ABSD) on top of buyer's stamp duty. This cost will not be refunded to you if you sell off your HDB.

Therefore if you are a SPR household, I will advise to sell first (buyer exercise sale OTP) then purchase (commit straight after buyer exercise). We can time both transactions seamlessly so you wont have to find a temporary accommodation during the transition.

Hi,

1) If your family consists of 1x Singapore Citizen, you may buy your condo and apply for ABSD exemption. You will be given 6 months to dispose off your HDB.

2) If your family solely consisits of SPR. You will have to sell off your HDB before committing on a condo. This is a regulation from HDB where you are not allowed to own both HDB and Condo at the same time.

Thus, over here it is not the concern over monetary damage, but in fact, you will have broken local law by owning both HDB and condo at the same time.
