Hi, i heard the market rate for hdb agent commission is 1% buying and 2% selling.

Any difference between exclusive and non exclusive rights commission?

Is there any market rate as well for engaging the same agent to buy and sell for me? Thanks

There is no difference between Exclusive and Non Exclusive commission.

Engaging the same agent to buy and sell for you would allow a smoother transaction as the agent would plan the timeline for buying and selling so you do not need to fork out extra money for renting.

By the way, there is always a big difference between exclusive and a non exclusive agreement. It is advisable to go for just an exclusive agent as there are more benefits to it and also since the exclusive agent is doing the selling cum buying the next flat, he would be able to give you a discounted rate too.

If dollars and cents is all that matters to you in the engagement of agent, I am sure you can find even cheaper options where some of them charges flat rate for sale and purchase, but why are they charging low commission if they are doing the same amount of work?

Just like what Ling CK has mentioned, the differences between exclusive and non-exclusive can be written into a story, the difference between low commission and high commission can also be as detailed. For me, it is the value that the agents bring to you instead of being purely transactional.

It is advisable to get the same agent to assist you in the sale and purchase so that the agent can plan for you the timeline and finances so as to ensure a smooth transition between one property to another with minimal cash outlay and eliminate the need for an interim housing.

I would recommend engaging an experienced agent with a strong track record on an exclusive basis so that your interests is being best protected. Having more than one agent usually end up in a situation when there is duplicated efforts and agents are often more focus on closing the deal to secure the commission as compared to helping you to get the highest price for your property.
