Hi. I own a condo. Let's say I am able to sell my condo at 1.7M and I wish to purchase a 5rm point blk. We are both 55 yrs old. I still hv a 400k loan for my condo. What penalty must I observe or pay. Tx

Hi,

Private property owners need to wait out 15 months after sale of condo, before they are eligible to buy 5-room size HDB and above. As both of you are 55 years old, you can purchase resale HDB 4-room size and below immediately no issue, no wait out period required.

For resale HDB purchase, no penalty or levy. Just the potential wait out period as indicated above. At least one of you must be Singaporean and form the eligible family nucleus to purchase the resale HDB.

Hi, if you are looking at purchasing a 5room point block, you will have to observe a wait out period of 15months. However, if you are willing to go for 4room or smaller units, there will not be any waitout periods. The outstanding loan of the condo will not affect your purchase.

When did you purchase your condo? If it is under 3years, seller stamp duty may apply.

You will need to observe 15 months wait out period before you can purchase a 5 room flat after selling your condo. There should be no penalty for the sale if you have given the right amount of notice to the bank to discharge the bank loan, unless you are still within lock in period for your bank loan, then you need to check with the bank on the possible penalties incurred for selling your property.
