Hi I would like to know how can I know how many times a particular HDB flat has exchanged hands since its lease start? Understand this is called caveat history? I would like to know how long each buyer stay in the unit before selling again.

Hi

Unfortunately this info is not made known by HDB, and if its an old flat, only HDB will have this info since not all property portals have data spanning such a long period as they may not have existed back then. Gotta try your luck with HDB to request this info.

Such estimation is futile as not all owners want to sell their unit after fulfilling MOP. If you do have serious concerns, it would be prudent to check with HDB, or look at the title deed.

The answer you are looking for probably will only be found in the title deed, if the unit has been fully paid for with owner keeping a copy of the title deed. Not too sure what your concern is in checking for the history, but every households have different needs and lifestyle changes, be it school, work location, aging parents when they make decision to move out from a place or even sell the place.

If you really need such details, perhaps you can seek law firm to assist, if they are able to assist in tracing these caveats that you are referring to. At the end of the day, we know that making a purchase of property is a big decision and you do not wish to regret the decision.

Usually we will check with the current owner to understand the ownership history. To have exact answer, you would probably need to check with HDB, or look at the title deed.

Hi,

1) The property transactions only became mandatory to submit to the URA in 1995.
2) There are a lot of transactions were lost due to poor inventory control in private and the authority.
3) Even though the property transactions were mandatory to submit in 1995, there were still a lot of transactions were not properly captured and documented until 2000.
4) Therefore, you should be able to find out the transaction for those took place after 2000. But, cannot guarantee for those happened before 2000.
5) You will have to trust what the HDB are able to provide if they happened to have them in place.
