Hi! May I know if I were to buy a resale HDB under my sole name & husband as occupier, can my husband purchases another HDB after MOP? Or he can only purchase Private as he has family nucleus, since HDB need to buy under Single Scheme (>35yrs old)? Thank you!

Hi,

Yes you can buy resale HDB as owner, and husband as essential occupier (required as a family nucleus). He cannot purchase another resale HDB after MOP without selling your current HDB (each married household cannot have 2 HDB at any one point of time). He can purchase private property after 5 years MOP no issue.

May I have more info and requirements about your plans so to make better recommendations? Thanks and look forward to value-add to your housing plans.

Warm Regards,

-- EC Sellers, Private Property Buyers Dr. Chan & Ms. Xie --

I would like to compliment Mr Ivan Ng for his professional work and effort.I sent my first post in Jan 2019 and Ivan replied promptly, so I have decided to contact Ivan for follow up. My EC was not ready for sale due to MOP (another 3 months from Jan) at that time and Ivan was able to give me advices on how to proceed from there. Initially we have decided to try to write to HDB for early sale but since it was only 3 months left, eventually we waited for another 3 months while we looked for our next property. Ivan was able to arrange for new property showroom appointment at a timely manner while helping us to list for our EC for sale. We were a bit worried when our EC sale time was longer than expected due to trade war, but Ivan was able to reassure us that our EC would sell. By November, he managed to secure a buyer for our EC. Thank you.

I would like to express my appreciation to Ivan Ng for his excellent work. Ivan is a dedicated, client-focused, patient and sincere agent. Throughout the whole process of selling and looking for our next property, he has always acted very professionally that makes my wife and I feel at ease and assured. Ivan is not a pushy and hard sales agent. Ivan listens and understands our needs and carefully guided us through. We are fortunate to have Ivan as our agent. Thank you Ivan. Read More

Good evening,

you can purchase a resale HDB under public scheme with you as owner and husband as essential occupier (a family nucleus). He has to adhere to 5 years MOP first before eligible to purchase a resale condo.

He is not eligible to buy a resale HDB himself cause he's married not single.

Hope my sharing helps in aiding in your enquiry. May I know how can I value add further in your property needs?

Best regards,

YT Tan

Hi Mdm,

Yes, you can purchase a HDB flat under sole lessee, with your Husband as an essential occupier. This means that both of you will have to fulfill the 5-year MOP before being able to purchase another property.

He will be eligible to purchase another resale HDB flat after the MOP, but will require you to be either a co-owner or an essential occupier. This means that you will be required to sell off your HDB flat latest within 6 months upon his HDB flat purchase. He is not eligible to purchase under Single Scheme as he is Married. Single Scheme is for unmarried Singapore Citizen aged above 35.

Alternatively, if he were to buy a private property, you will not be required to sell off your HDB flat if either (or both) of you is a Singapore Citizen.

I am experienced and well-versed in both HDB and private transactions. I will be able to assist you in your property plans. Please get in touch with me for a more in-depth discussion.

Should you need require further assistance in matters relating to property, please contact me at my mobile 9748 6305  . I will be happy to assess and share with you the possibilities for you in the current market.

Thank you.

Best regards,

Hi
Yes you are right. Even if you put your husband name as an occupier, your husband won't be able to purchase another HDB after your house has met its MOP without you selling off the current house. This is due to HDB policy of not allowing a married couple to possess 2 HDB houses at the same time even if only one of the couple possess the ownership title. Your husband may purchase a private property after your house has met its MOP. I am specialised in HDB transactions. Do contact me at 93375051  for a free and non obligatory discussion on this.

Hi,

1) An HDB flat being BTO or resale without subsidy is still public housing, thus has to adhere to the HDB policy.
2) When you buy a resale HDB as a sole owner your husband as an occupier, you will still be classified under the Public Scheme, i.e. a family nucleus; your husband is listed as an essential occupier.
3) He will not be eligible to purchase another HDB after MOP, because he and yourself is a single entity (family).
4) He can only purchase a private residence because that is not under the HDB jurisdiction.

Hope the above answer your main concerns, but if there are more query, please feel free to contact me at 90110636  , or email: ling.ck7@gmail.com if more information is needed.
I'll be glad to assist.
