Hi I am an SC (32F) and my boyfriend is a foreigner on EP (31M). We are planning to get married and apply for resale HDB via the non-citizen spouse scheme. I have two questions
1) is there a rule that says we need to be married for x number of years to qualify to apply for HDB flats? (I saw a realtor TikTok saying at least 3 years???)
2) in future if my partner gets an SPR, how would it affect our future home purchases? (Like can we get a BTO and access more grants?)

SPR couples must hold their status for three years before they can purchase a resale HDB unit. However, this requirement does not apply to you since you are a Singapore citizen. You will be the primary applicant, while your spouse will be registered as the essential occupier.

Dear Miss,

Congratulations on your plans! There is no requirement for both of you to be married for a number of years before you are eligible to purchase a resale HDB under non-citizen spouse scheme. You will need to be legally married at the point of purchase, however only your financial will be assessed in terms of home loan.

Should your spouse become a SPR, it will then open up more choices of flats selection and exercise you can consider including BTO, SBF or even Executive Condo, if all other eligibility criteria are met. Proximity Housing grants will also be applicable if the household income is within the ceiling.

Hi

For SC / FR combination, non-citizen spouse scheme, need not wait out any or 3 years of marriage, can purchase resale HDB immediately once legally married.

Once he/she becomes SPR, there could be a top-up grant eligible. You will have to fulfill a fresh 5 year MOP for the flat that you are going to purchase, before you can be eligible to apply for the next housing.

1. As a Singapore citizen married to an SPR, you can apply to buy a resale HDB immediately without waiting for your spouse to hold SPR status for three years.
2. You must provide your marriage certificate within six months after the sale is completed and may receive partial housing grants credited into your CPF Ordinary Account.

Hi,

1) You are eligible to buy with your bf only after marriage under the non-citizen spouse scheme.
2) You won't be eligible to buy under fiance/fiancee scheme with a foreigner.
3) The 3-years tingy is only applicable to PR family only. It means that all applicants are PR without any adult SC in the application.
4) However, the foreigner must be holding a long-term visit pass or work pass of at least 6 months from the date of issue at the point of your HFE letter and resale flat application when you are under 35 years old.
5) When you buy a resale flat now, you are only eligible for half-housing grant; i.e. single grants.
6) When your foreign spouse manage to receive a SPR status. You may apply for a top-up grant within 6 months of your spouse got the new residential status.
7) The top-up grant amount is up to the difference between the prevailing family grant that you have previously received for your resale flat. In this case of from a foreigner to a PR is $30k.
8) I have to remind you that you will be the sole owner when buying under the non-citizen spouse scheme. Your spouse can only be the core occupier because he is a foreigner.
9) He won't be automatically became the owner even he got his PR status later.
10) His fund in his CPF OA also cannot be used for paying the monthly mortgage after he became a PR.
