Hi, me and my fiance planning to buy a property as our future home.

Me - CPF 100k, cash 100k, 30 yo SPR
Fiance- CPF 170k, cash 30k, 34yo SC

My fiance just dispose a condo under joint scheme with his family, currently waiting for cooling period of 15 month till Dec 2025.

With our current financial ability and circumstances, what's our buying power for resale HDB and condo?

We wish to get a property ASAP.

Hi

For now the current option is only condo since the wait out period of 15 months is still in play due to him just sold off his condo. Resale hdb is out of the option at the moment due to the wait out period. BTO and new EC are out of the picture since the wait out period is 30 months instead of 15.

Based on the available cpf plus cash of total 400k, the max buying price to look at for private condo is approx $1.425mil as the down payment needed plus stamp duties is approx 400k. The info missing here is the income and monthly obligation installments, without which we can't estimate the loan attainable, and hence your optimal buying price.

For resale HDB, the loan attainable is typically half that of condo, as the loan amount is calculated based on stricter criteria. But you guys got to wait until Dec 2025 then can start to apply the HFE first step.

May I know your incomes and loan installments currently?

If you wish to cut the wait, you can look into purchasing a condo now, however, we will need to work out the finances for you and know what is the income to establish how much loan you can probably take for this purchase.

Given that this will be your first matrimonial home and assuming that both of you do not own any other residential properties in Singapore, this purchase will be exempted from ABSD. This is good news as it will free up more funds for you in terms of the purchase.

If you're in an urgent need to purchase a home, you can only consider purchasing a resale condo, as he has not met the 15-month period. Even if he tries to appeal to HDB, that will take some time as well, and HDB may not give the green light too.

1) The current median resale HDB price range is as follow:
(a) 3-room: $380k ~ $580k
(b) 4-room: $520k ~ $960k
(c) 5-room: $620k ~ $980k

2) You have $400k that can be used for downpayment. Therefore, it depends on your monthly income to determine how much loan you could received.

3) If both of you are first time buying a resale HDB flat, you could also apply for grants to improve your purchase budget if you meet the conditions.

4) It is difficult for me to comment whether condo is within your range without understanding your active income and requirements.
