Hi we currently own a 5 rooms BTO (just MOP) financing by HDB housing loan and would like to get another new 5 rooms BTO at this coming Oct 2024 sale. We have applied for HLE letter (approved amount about 360k (moderate amount)). My hus age at 53 this year and we need to use the sale proceed after sell my current BTO to refinance the new BTO after 3-4 years key collection.
(1) May i know will CPF retain the sale proceed for my hus RA account which his RA account is not the max?
(2) i need to use the sale proceed to refinance the new BTO as the HLE amount and our saving are not enough for the next BTO.
(3) i am intent to use all the sale proceeds to pay off the new BTO if possible.

Estimate selling price $900K-$1000K (outstanding loan is $110k now and the new BTO estimate around $700k), is it possible for me to apply the Oct BTO? Thanks.

If you require to use your CPF monies to finance the new BTO unit, you will require CPF approval to do so, such that they can set aside the amount required for your next purchase instead of putting into your your RA upon turning 55. As long as the finances works out for the purchase, you will be eligible to apply, bearing in mind that you will also be subjected to resale levy since you will be applying for 2nd BTO.     it is not so much about worth doing so or not, if the plan is to go nearer to MRT, there are also other options like resale where you will be more in control to the unit you are able to get, since BTO is very much dependant on luck as you will be competing against many other prospective buyers, some of them first timer where they will get the priority.

    Thanks for your advice. I am thinking to get the bto which is more near the mrt station and at the same time to use the sale proceed to paid off the remaining loan. I think my planning is not worth for me to do so, right?

In general, both of you can write-in to CPF board to request for the CPF funds, from the sales of the current unit, to be held back, allow it to be used on the new purchase.
Without knowing both your financial status, I do not foresee the need to dig into both your current CPF OA for the new purchase, since both of you have the intention to utilize all sales proceeds.
But taking a step backward, what is the rationale for selling your current unit to finance another BTO 5-room flat unit? As we age, having a huge financial burden, with little or no spare cash on hand is the worst cocktail.

Hi,

Both of you can apply to CPF to set aside some OA funds to be used for housing before they move it to RA when you turn 55 years old. Subject to CPF approval the amount you can set aside to do so.

To apply for the BTO, you need to already have a valid HFE ready and approved before you can apply. The deadline to apply for the BTO is next week, and if you don't have HFE letter by then, you may not be able to apply.

For BTO, it always require some luck involved especially if you are 2nd timer. You may have more options going for resale and you can get to see actual unit as well.

1. To use your CPF funds for the new BTO unit, you need CPF approval to allocate the required amount for the purchase instead of it going into your Retirement Account (RA) upon turning 55.
2. Since this is your second BTO application, a resale levy will apply, but as long as your finances are in order, you can proceed.
3. You and your partner can request the CPF Board to withhold the funds from the sale of your current unit for use on the new purchase, and it may not be necessary to tap into your current CPF Ordinary Account (OA) if you plan to use the sales proceeds.
