I am looking at selling my Jalan Bukit Ho Swee 3rm flat within 12 months time and at the same time looking to upgrade to 4rm at Bukit Batok near Mrt Bt Batok or Bukit Gombak.
My dilemma is to look for the right agent who can sell my 3rm flat of 52yo. I had contacted an agent before but it’s been tough because of my Malay/Indian/Others quota. Would appreciate if u can share info of the right agent. - Intan

I can totally understand your frustration. I had previously helped my Indian Seller sold off his EA at Mei Ling Street, after marketing it for close to 1 year. Before me, he had many agents who had been trying to sell the flat for more than 2 years.

Besides the Ethnic Quota restriction, the balance lease of the flat is also a challenge for many Buyers today. Jalan Bukit Ho Swee is very good location though, and sure appeals to many people.

For the houses in Jalan Bukit Ho Swee, the older flats are indeed already quite old. As such, there are only limited groups of people who can buy. So during the marketing process, we will need to target the right group of buyers for your property. I know the place very well as I grew up in Bed Crescent, which is just in front of Jalan Bukit Ho Swee. Even some times when it is along the way, I will still go back to the area for my meals. Brings back good old memories.

I always believe that for every house, there is a defined owner for the house and we will need to do our best to find that owner but in the right direction. I understand the complications due to the limited pool of buyers available for older flats and the location itself being undesirable for most minority race buyer. To say I can understand your frustrations is a lie, unless I have been through the whole process myself. Coming from an agent's perspective, even having transacted units with ethic ratio restrictions, we also cannot say that we understand you but merely have the experience of handling such transactions.

As your existing unit is indeed challenging, with a meagre balance lease as well as ethnic ratio restrictions, the very first mistake to make I feel is to engage many agents to sell your property, as such a move will discourage the agents from focusing on the assignment because of the challenges and non-guaranteed success. The next consideration is definitely the pricing, with a diminishing lease balance and ethnic restriction, any buyers with a logical frame of mind will definitely be looking at purchasing this apartment at a fraction of the typical market value, and this will in turn affect your purchase of another place financially.
