I am medical doctor planning to relocate to Singapore with my wife(non-Singaporean).Hoping to buy an EC or private condo as soon as I get my PR.Am I eligible to buy an EC?My total budget(including stamp duty and all fees) is SGD 900k-1mil with 50-60% downpayment.Can anyone please advise?

What sizing unit are you looking at?
Any particular area you are looking into?
Have you applied for your SPR status?
If you are buying as foreigner, you will be required to pay stamp duty of 18%, excluding legal fee.
However, if you are buying as SPR, you will only be required to pay stamp duty of up to 8%.

Hi,

You can only purchase resale EC or private condo. You may wish to consider to take up a higher bank loan, which is up to maximum 80% of purchase price. My banking partners will be able to assist. For a PR-FR purchase, breakdown as follows:

Cash 5%
CPF 15% (if any, otherwise cash)
Max bank loan 80%
Stamp duties 18%
Legal fees approx 3K

Good evening buyer,

As a PR, you won't be eligible to purchase a new EC. You might have to turn to resale EC or private condos.

Before house hunting, I will advise you to do an in principle approval with my bankers first so you can have an idea how much loan you can obtain.

Secondly, i will advise you to purchase the property by yourself because if you are purchasing it with your foreign spouse, you need to fork out 15% additional buyer's stamp duty while as a SPR, it's 5%.

Lastly, do let me know your finances on hand. I will draft a financial plan to see what should be your budget because your finances must be enough to pay an initial outlay of 28% if you are purchasing it by yourself.

1) 5% cash downpayment
2) 15% CPF/ cash downpayment
3) estimated 3% buyer's stamp duty
4) 5% ABSD
5) $3k legal fee
6) $1k valuation fee
7) $500 stamp duty for mortgage
