I am PRs and had joint names with my sibling in HDB (fully paid mortgage).
Recently, my sibling (Singaporean) approaching 55 years, would like to transfer the name to my spouse, set free to buy another HDB property.

1) Can HDB flat be transferred to 2 PRs (Husband and Wife)?
2) Will transfer title be considered as based on current market price, or just a token of price based on family relationship?

Good morning,

Do approach your HDB branch office for transfer of ownership.

Stamp duty (buyer's stamp duty/ additional buyer's stamp duty as SPR), legal fees etc should be applicable.

Yes married SPR household can form a family nucleus to own a HDB. Both SPR must be SPR for 3 years individually.

Usually the transfer of ownership will based on market value and there will be a need to refund the outgoing party any CPF OA funds he or she has used.

Any HDB transfer of ownership has to be approved by HDB and they are done on a case by case basis. Just need to take note that stamp duties as well as legal fees will apply and if your sibling has utilised any CPF monies for this flat, your spouse will be required to refund this amount to the CPF account including any accrued interest.

For HDB transfer of ownership, approval from HDB Branch is required. If both you and spouse have SPR status for 3 years each, and have sufficient finances to take over your sibling's share, it could be possible to do the above scenario. You would need to refund your sibling cpf utilized, and also pay the relevant buyer stamp duties and legal fees.
