I am working/studying in UNSW, Sydney with a fixed monthly stipend of aud$2948 since February this year. Prior to that I worked in NTU for a few years and last annual income was $58,000.
I am a Singaporean and 34yrs old. I intend to buy a pte property. can I take a HL? if yes how much can I take?

Hi,

1) Current conversion rate for Australian dollars vs Singapore dollars is 0.83.
2) Based on your info of S$58,000 annual income. Your home loan should be around:
(a) HDB flat loan: $269K (loan tenure: 25 years), monthly installment is ~$1,16x.
(b) Private residential property loan: $543K (loan tenure: 30 years), monthly installment is ~$2,05x.

3) There are different formula for home loan calculation based on the property types. This was the reason for different loan amount as tabulated on (2).
4) The next critical info that you must be aware is the 25% downpayment that you might have neglected.
5) Let say you decide to buy a private residential property, you have to prepare $181k downpayment assuming maximising the loan. Thereby you are able to afford a $724k property.
6) Since you are still part study/work, you properly will need to save a few years before ready to make a purchase.
