I and my wife are singaporean. Currently we stay in a 3 room flat. Thinking of upgrade. I was the sole owner of my current flat as my wife that time is ltvp. Think of upgrade to bigger flat. My race is chinese and my wife race is khin. Can we buy the house under other ethnic? Or under chinese ethnic only in the resale market?

As per HDB website - For the purchase of an HDB flat, a household with members of different ethnic groups may choose to classify their household ethnicity under the ethnicity of any buyer(s) or spouse according to the race shown on their NRIC. Once an ethnicity is chosen for the household, it will remain the same when the flat owners subsequently sell their flat on the open market.

As both of you are Singaporean now, you can choose to buy under Chinese or Others race ethnicity. Is your MOP of 5 years for current flat already fulfilled?

She may still be eligible for half housing grant since she is a first-timer singaporean. Have you applied for your HFE letter yet?

Hi Brea,

You are able to purchase under the Chinese or Others Ethnic quota. However, from my experience, it is better to purchase under the Chinese Quota as you will have a much bigger potential pool of buyers when it comes to selling in the future. I have faced situations in which sellers need to lower their sale price because of ethic quota restrictions.

For upgrading, you will need advance planning in terms of timeline and finances so that you can transit from your current place to the new one smoothly and seamlessly without the need for a temporary place to stay.
