I contacted the agent who listed a resale property unit. When we confirm arrangement for a viewing there was another property agent present. Naturally, i thought they were colleagues who both represented the seller. As soon as purchase negotiations turned serious, the agent whom i initially contacted wanted to discuss about agent fee as he will be representing me as a buyer.

My question is, is this how property agents work? I personally think this is gross misrepresentation to unsuspecting buyers who do not want to be represented by an agent.

Are you talking about a resale Condo ? or HDB ?

If you have contacted the Seller agent directly, you need not have an agent to represent you.

However, If this is a HDB and you are not represented, DO NOTE that you are ON YOUR OWN.

The seller's agent is not obligated to help you :
to negotiate
to do paper work
to make appt with HDB
etc etc

IF you are not familiar with the HDB procedures, you run the risk of potentially something going wrong due to error on the BUYER ( your part), and results in some complications, and eventually Losses,

Perhaps that is why the second agent steps in to offer his service. And for that service, you would need to pay him a fee.

I am guessing that is the situation.

Your encounter is so common these days because of a regulation CEA has put in to enforce that agent cannot dual represent both vendor and purchaser.

I am glad that you have managed to progress until this far where you have secured the unit with OTP. If you are really unhappy about the whole situation, maybe you should write into CEA and feedback about such practises. Otherwise, I take it that you are venting your frustrations here and will move on as it is.

Let's hope that all will progress smoothly as you head into the first appointment and completion.

Unfortunately, this is one of the unethical practices by some of the salesperson.

My advise is to be upfront with the salesperson that you will be representing yourself in the transaction and therefore you will not be obliged to pay him or her a commission.

However, if you can not confident of handling the paperwork yourself, you can engage him or her to handle them for you and negotiate on a commission that you are comfortable with.
