I had been just informed that the TOP date of my EC has been cut short by more then 1 year. I am not ready to collect keys yet as my HDB Is still not sold and needs to be sold for the money to be back at CPF to start the payment for my EC . What can I do?

Hi, the only way for you to do now is to sell off your unit asap by advertising it on the web portal quickly. Pls feel free to let me know if you need any assistance.

Hi,

Unfortunately the best option is to prepare to market the unit earlier. By delaying payments or key collection, likely the developer has a right to charge late payment interest as part of the typical T&C n the S&P agreement.

Hi,

I think you should not delay selling off your HDB flat. Once the developer call for payment, and you are not able to meet their timeline, you may be charged late penalties for the delay in payment. And the late interest they charge is ridiculously higher than the banks.

I have just helped two of my clients who bought Lakelife EC under the Deferred Payment Scheme to sell off their HDB flats. I also managed to get them 3 months extension of stay for their HDB flats, so that they have ample time to do renovation for their EC unit.

Do not worry, many EC owners who upgraded from a HDB faced the same problem as what you are facing now. It is quite a common situation which can be solve easily by proper planning.

I usually solve the issue for my clients by either requesting to the developer for an extension period without penalty or sell your HDB with a request for an extension period to stay from the buyers.

It is relatively common for projects to TOP earlier than the estimated TOP date given by developer. Your next action should be shortlist capable consultants in the process of liquidating your HDB such that you have the financial flow to complete the entire purchase transaction of your EC. Work with the developer on extended key collection date due to your HDB sale.

Even though market sentiments are poor, we are still seeing transactions being clocked daily, weekly and monthly. Work out with your consultant on the best strategy moving ahead.
