Hi,

To sell within MOP period is only possible by providng valid reason to HDB for approval.
To do this, you have to write an appeal to HDB first and get an approval before planning the next step.

To gain capital appreciation, yes, it is advisable to sell and invest in private condo.

However, knowing is not equal to capable. The entry level to private condo is high, at least 5% cash + 15% cash and/or CPF. And your salary must be able to get sufficient loan to service the remaining 80% loan.
If you have financial difficulty, such as credit card over due, or had not paid credit card on time is going to greatly affect your loan approve.
Financial commitment such as car loan and lots of hire purchase are another factors that could not get the loan amount you need.

Buying HDB, is meant to have a roof over head and not serve as an investment tool, as the capital appreciation is slow and not substantial.

It is unlikely that you can sell your unit within the MOP period.

In terms of potential of capital appreciation, Private would outperform HDB. However, like all kinds of investments, not all private properties will be profitable. There are still plenty of owners in the red after holding onto a private property for more than 10 years. Hence, you will still need to do your homework and due diligence before committing to a private.

Unlikely hdb board will allow you to sell your hdb before mop .

Also highly not advisable to sell before MOP .

I have sold hdb that have yet to complete mop , hdb granted the sale because the sellers were in arrears and financial hardship and desperate for cash , even so , SSD sellers stamp duty was payable which turn out to be quite hefty , deducted from cash profits .
