My gf just gotten her new flat under the Single Scheme.
At the same time, I am eligible to buy resale 3 or 4 room flat on my own (i'm in early 40's)
If we are to get married and put my name under occupier in her house, what are the options for me to utilise my CPF?

Good morning Sam,

you have to be an owner of the house in order to use your CPF OA funds to pay for her mortgage.

So how about your purchase plans?

If you purchase a resale HDB and then get married, HDB will require you guys to sell off either.

Hi Sam,

Only the owners can utilize the CPF OA for the property, occupiers can't do so.

You can purchase the resale HDB under your own name now, but once you get married you will have to sell off one of the HDB flats as HDB does not allow a household to own more than 2 HDBs at any one point of time.

Hi Sam,

1) If you planned to buy a private residential property, you may keep the property to generate passive income.
2) But if your plan was to buy an HDB flat, then you will not be able to keep it after you got married.
3) The HDB views a married couple as a single entity on an HDB flat, thus only allow them to keep only one HDB flat.
4) Your gf will have to do a part-sale to you to include you as an owner so that you could utilize your funds in your CPF OA for the monthly mortgage.

Hi Sam,

If you are the occupier of your spouse's flat, you will not be able to utilize your CPF funds for the mortgage payments. You will need to be a co-owner.

Also, upon marriage, either of you will have to sell off your flat latest within 6 months upon the marriage. Both of you will not be allowed to keep both flats.
