My husband and I are reaching 55 years old and thinking of buying a 5 room or EA HDB. We are staying in condo now. Can we serve the 15 months wait out period and buy a HDB bigger than 4 room?

Hi,

Yes you will have to sell away the condo, wait out 15 months from sale completion date of condo, before you are eligible to purchase resale hdb bigger than 4-room. This means you probably have to rent a period of approx 21 months since it takes 3 months to process hdb completion, and another 3 months to renovate, and assuming your house search is not too long.

It is recommended to do so before you reach 55 so you can apply with cpf to set aside some CPF OA funds for housing before they move it to your retirement account at age 55.

If you are looking to purchase a flat that is bigger than 4RM flat, then you will need to serve a wait-out period of 15 months after selling your private property.

If you are both above age 55 and do not wish to wait for 15 months, you can first purchase a resale HDB flat not bigger than 4RM, and then sell off your private property latest within 6 months upon your HDB flat purchase.

Hi Mdm,

Under the current HDB rules and regulations, you will need to first sell off your condo, observe a 15 months wait out period before you are eligible to apply for the HDB Flat Eligibility Letter (HFE), a document which allows you to buy a 4 room or bigger flat. The application for HFE takes about 1 to 2 months, and the purchase takes about 4 months. Therefore, for this approach to work, you will need to have an interim housing solution for at least 2 years, taking into consideration the renovation of the new flat.

If you intend to purchase 5 room flat, you will need to fulfill the wait-out period of 15 months. But if you are ok with purchasing an older 4 room flat, with a bigger area size of more than 104 sqm, I would advise that you wait it out till both of you reach 55 years of age. This will save up on the time and cost to fulfill the 15 months wait-out period.
