My husband recently inherit a private shophouse on 1st floor with 2nd floor as residential unit with his siblings.
We also have a HDB flat bought directly from HDB which already met the M.O.P.
Is this classified as pte property or commercial property? Are we still eligible to buy new BTO/SBF/OBF or resale flat if we intend to sell our current HDB?

Good morning,

The private shophouse is considered a commercial property. However since it comes with a residential component, he is required to remove his ownership share from it should you guys decide to purchase another resale HDB. You can purchase resale HDB now no issue, he just needs to remove the ownership within
6 months after getting the resale HDB.

With the commercial property ownership, you need to wait out 30 months after removing the ownership share before you are eligible to apply for the new BTO / SBF, so resale HDB seems to be a better option if you do not want to wait.

Hi Mdm,

Commercial property is also classified as private property. Hence, in order to apply for a BTO flat, your Husband will need to relinquish his interests in the property and then wait out a 30-month period before both of you can apply for a BTO flat.

You may however look at resale HDB flats, or private property instead.
