Dear Tan Ling,

It is already a very commonly seen practice now in new launches.

For the latest launch in Tree House @ Chestnut Avenue, Lian He Wan Bao has actually reported that there were a total of approx 1000 cheques collected for the VVIP preview for the 429units project. Buyers were at the scene to wait anxiously for their turns to enter the showflat, whether to make a booking of unit or to view the showflat first beofore making up their mind to book later.

ERA is the joint Marketing Agency for Flamingo Valley. Flamingo Valley is a project launched by Frasers Centrepoint - Big and well-known company, and ERA has been in the industry for long enough to be awarded SuperBrands in Singapore. You can be assured that your cheque will be returned to you, shall you decided not to purchase the unit after viewing the showflat and/or when prices are known.

Let me know if I am able to share with yourself the project's information, or to do up the paperwork.

Regards,
Brandon - ERA Marketing Director

Thanks for your reply, I am just concerned that if any gerrymandering is done in the course of securing prized units, this will lead to injury of public interest and according to the HOUSING DEVELOPERS (CONTROL AND LICENSING) ACT
(CHAPTER 130)there are possible negative consequences such as follows: - Action by Minister if licensed housing developer unable to meet obligations or is conducting business to the detriment of purchasers or the public.
...and ...after investigation is made under section 14, 15 or 16, the Controller is of the opinion that a licensed housing developer —
...is carrying on its business in a manner detrimental to the interests of the purchasers or to the public.

It's common practice for new launches but please make sure you have the proper paper work in place, and have an agent you are confortable with to represent you.

Cheers,

Unfortunately, though unsightly, it is common nowadays for property agents to push for cheques before the developer launch.

Flamingo seems to be an interesting project IMO :)
