Trying to recover from a negative sale situation in a mature estate, and looking for the next property in growth areas which currently there's quite limited choice-units. I am just wondering if it would make sense to go back into mature estate with newly MOP unit. Perhaps in terms of growth wise, it will not be significant? Thanks in advance!

Hi Audrey,

I would be most glad to assist you further and please feel free to let me know if you need any assistance. Have a good day ahead. By the way, it really voice down to individual whether are you planning to stay for long term or you plan to sell it again? If your existing flat is on a negative sale, could I know what’s your reason for selling?

Hi Audrey,

Is the property which you mentioned recover from negative sale already sold or it is still in the market and you are weighing out your options post sale to see what can be purchased? In general, if our considerations are only through dollars and cents, it will definitely be considering the newly MOP units given that they have longer run way before lease decay becomes an issue, but the key thing is always how affordable are these properties and what are the future potential given that the 1st owners would have already profited the bulk from the sale. How much are you looking at in terms of growth when you next exit?

I have been in the real estate business since 2009, with more than 13 years of experience serving the Singapore real estate market.

I am very active in the residential segment of Singapore real estate market, having transacted hundreds of deals from HDBs to private condominiums and landed properties in Singapore, and have handled many unique cases in sales and purchases as well as rental deals.

Over the years, I have also established a network reaching out to more than 9,400 expatriates, bringing my market presence to both in and outside of Singapore. This has created an additional exposure when I manage my client's portfolios, on top of the conventional on and offline platforms, where other estate agents are relying on. This has allowed me to consistently convert leads into results.

With an evolving market, where change is the only constant, I have also been investing in upgrading of my knowledge and skills sets to improve myself and meet the demands of current and future market.

Dear Audrey,
Every property decision that we take is an investment decision. Many people do not realise this. Why? This is because most of them believe it is just a home. But, homes are big ticket items and all big ticket items take a long time to be fully paid. When we work so hard to pay off the loans, the home must also work hard for us to retire well in our golden years. Right?

This is why I believe you would be doing the right thing to sell off a negative sale property and look to invest in the right location to recover from this loss. I always try to find the right appreciating investment for my clients provided they are willing to listen, understand and act accordingly. So far, none of my clients have said their property had been a wrong investment because I personally advise them against making bad decisions.

Having the right agent helps a lot. Finding the right property as your next investment is of paramount importance to you as it will be for me. Please contact me so that I can assist you!
Cheers!
