Hi,

1) Buy with one of your names, the ABSD paid is not qualify for remittance.
2) Buy with both of your names, you may remit the ABSD paid. However, you will have to sell your HDB within 6 months after the key collection.
This 2nd purchase can be considered as a matrimonial home. And IRAS only recognizes 1 matrimonial home, thus needs to sell away the original matrimonial home.
3) By fully paid your current flat, you shall be entitled to a max loan up to 75%. In the event you still have an outstanding mortgage loan, your 2nd mortgage loan max can only be 45%. Therefore, fully paid your current flat does have an advantage.

Hi,

First thing will be to check if you have met the MOP for the HDB. If it already MOP, then you can embark on the next journey to the next asset progression.

You are free to explore purchasing private property which can be in your name, your wife name or both jointly. The only issue is the ABSD which you will incur if you purchase an additional property.

If you purchase under both names as a matrimonial asset, then you can get ABSD remission once you sold off your HDB within 6 months.

Thus, what important to me is the plan. Do you wish to sell your HDB or you prefer to keep it?

Dear Sir,

As your current property is a HDB, it is likely that both your names will be included in the HDB as owners. Therefore, if you proceed to buy an additional condo, it will be considered as a 2nd property and you will be liable to pay an Additional Buyer Stamp Duty for the property.

However, it is good that your HDB is fully paid up as it means that for the condo that you intend to purchase, you are able to secure a maximum amount of 75%.

Before proceeding with the purchase, it will be good to examine your financial overview and see whether it is financially comfortable for both of you to get another property or can there be other better options to consider.

Assuming that your are within a Singapore Citizen household and your intention is to own a 2nd property, either single name or both names to be used for purchasing the next property is possible, but the ABSD applicable will still be the same.

A Singapore Permanent Resident household is ineligible to own a HDB and a private residential property.

Hi,

You can purchase under sole name no issue, as long as the individual finances are strong enough to take up the loan and also to fund the downpayment. Do note a 12% ABSD applies and also the basic retirement sum must be met before any excess CPF can be used for 2nd property.

If you have met the 5-year MOP of your current HDB flat, you are free to purchase another private property using either your own name, or jointly with your wife.

Do take note that ABSD applies. If you're using CPF for the purchase, you will also need to set aside the Basic Retirement Sum/Half Minimum Sum before you can utilise the balance from your CPF-OA for the property.

Because of the large ABSD outlay, this may not be the most ideal plan if you wish to own 2 properties. I may have a better solution for you to consider. Do get in touch with me for further discussion.
