Please give exclusive to ONE and ONLY ONE agent to handle.
I have a client, who thought that allowing more agents to advertise means more exposure.
WRONG.
What happened was, 5 agents started advertizing. A day or 2 later, 2 to 3 agents from each of those 5 agencies also put up ads.
All of a sudden, there were 15 advertisements on 1 unit.
Potential buyers felt that the seller was DESPERATE.
Some even thought that there were 15 units available.
After 3 months, not a single viewing, despite being a really nice condo at a reasonable price.
Upon my advice, he gave me exclusive.
I ensured that there were NO duplicate advertisement which gave the false sense of DESPERATION and false impression that there were many available.
I managed to sell it within a month.
So please work with just 1 good agent. One who can advise you what is a fair Value to your unit, and one who knows how to market your unit.
