Hi,

That is one of the misconceptions, engaging a few agents places competition at the wrong place as all of them will try to close the deal as quickly as possible, hence advertise lower prices than each other, instead of fighting for the client's best interests. Coordination with multiple agents can also be a hassle.

Not all agents will also be fully committed and bring in viewers as well, since some will have the idea that the sellers are not serious or their chances of closing the deal are lower. After all, they had made a commitment to the clients who had signed an exclusive with them, hence they have to be responsible and repay their faith in them, and prioritize these clients cases first, vs one that is not on exclusive.

The most important thing is to find an agent who you are comfortable with and can be committed to your housing plans, and shown a thorough marketing strategy. It is not a coincidence most successful transactions are based on exclusive agreements.

Good morning owner,

The benefits of engaging one or more agents really depends one's perception. Some owners might want to deal with one sole agent because coordination of viewings with so many agents can be a chore.

And normally when there's too many agents, everyone will want to close at the cheapest price unlike exclusive agent who will aim to close at the best price.

But I do believe some owners have bad experiences dealing with exclusive agent especially when they are not doing enough to close the deal.

I will suggest you to speak to a few candidates and opt for the most comfortable person you can work with.

Hi, if you only have an exclusive agent, then he or she will protect your interest by getting for you the best offer for your consideration. However, if you have multiple agents, then most of them would tell their buyers to make a quick offer even a low one as they only want to be the first agent to seal the deal because there are competitiors around.

hi,

Please give exclusive to ONE and ONLY ONE agent to handle.

I have a client, who thought that allowing more agents to advertise means more exposure.

WRONG.

What happened was, 5 agents started advertizing. A day or 2 later, 2 to 3 agents from each of those 5 agencies also put up ads.

All of a sudden, there were 15 advertisements on 1 unit.

Potential buyers felt that the seller was DESPERATE.

Some even thought that there were 15 units available.

After 3 months, not a single viewing, despite being a really nice condo at a reasonable price.

Upon my advice, he gave me exclusive.

I ensured that there were NO duplicate advertisement which gave the false sense of DESPERATION and false impression that there were many available.

I managed to sell it within a month.

So please work with just 1 good agent. One who can advise you what is a fair Value to your unit, and one who knows how to market your unit.

It all boils down to marketing strategy and ethics.

Unlike what some may believe that seeing a property listed multiple times shows seller or landlord is desperate. Regardless how many agents you appointed, do not increase the quantity of buyers. It just confused the potential 1 buyer of info from various agents.

Terminated the chances to clinch a higher pricing n let the buyer feel that the property less value with too many agents marketing it.
