What is the status of an EC within between the 5th to 10th year after TOP, before it is privatised? Is it private or still HDB (or a hybrid)? The context of the query is: if an owner sells his EC between the 5th to 10th year, is he able to downgrade to a HDB flat purchased from the resale market? Does he have to wait out the 30-month period?

Afternoon Jeremy,

EC that have fulfilled 5 years but not exceeded 10 years are considered as semi-privatized. Seller cannot sell the units for foreigners. By selling such unit and purchasing resale HDB unit, using bank loan, you do not need to wait for 30 months.
