Would like to seek some advises.

I'm moving to a new place next month and had given my landlord 1 month notice. Recently, my landlord said that my bedroom smell mouldy. (Is a common room and i don't boil water/cook in the room). She said could be its raining season now and the room is not ventilated well. So the next day i open the door before i go out to work to let take care of the ventilatiom in my room. First day, she noticed that the smell from the divan is stronger, and it has spread to the mattress. She said it's because I never open the window and always close the door which cause the room lack of ventilation, thus lead to mould smell. She checked the whole room, everything is okay except the bed is infected. She requested to deduct my deposit for a new bed set which I agreed. Second day, she said she noticed even my ceiling is infected with mould and she need to hire professional service to elimate the problems. The service quoted $700+.

First of all, it's not that I didnt open the window at all, it's just on the weekdays that i didnt do it, but on weekends i did.

Secondly, the landlord is aware that I hardly open my windows because i use to leave it open last time, and that's where cockcroach started to come (i cleaned my room every week and i don't eat in the room), the landlord said could be because i leave the windows open. That's where i started to not open it so frequently.

Now that because i'm moving soon and the landlord is trying to make me liable for the cost of the damage in the room. Is it suppose to be fully my responsibilities ?

In general, before you enter into the lease agreement, landlord will clean up the place for you and so when you leave, it will be you to clean up the room, unless the rental agreement includes cleaning clause undertaken by landlord. If you dispute about the costs of mould removal from the ceiling, you can get your own cleaners to come in and address the problem. Read More

I understand you're in a situation where your landlord is claiming mould damage in your room and wants to deduct your deposit for repairs. Here's a breakdown of the situation and some advice:

**Mould Issues:**

* **Landlord's Claim:** Your landlord claims the mould is due to poor ventilation on your part (closed windows and door).
* **Your Defense:** You mention opening windows on weekends and the landlord being aware of your concerns about cockroaches when leaving windows open.

**Deposit Deduction:**

* **Landlord's Request:** They want to deduct your deposit for a new bed set due to mould. You agreed to this initially.
* **Mould Remediation:** They now claim additional mould on the ceiling and want you to cover the $700+ professional cleaning cost.

**Determining Responsibility:**

* **Normal Wear and Tear:** Tenants are generally responsible for taking reasonable care of the property, but not for normal wear and tear.
* **Mould Cause:** The cause of the mould needs to be established. Was it due to your actions (lack of ventilation) or pre-existing conditions in the building (poor insulation, leaky roof)?

**Here's what you can do:**

* **Review Tenancy Agreement:** Check your tenancy agreement for clauses regarding mould and deposit deductions.

* **Document Communication:** Keep records of any communication with your landlord regarding the mould issue (emails, text messages).

* **Photos and Evidence:** If possible, take photos of the current condition of the room, including any mould on the ceiling.

* **Negotiate with Landlord:** Try to discuss a fair resolution with your landlord. Perhaps you can share the cost of professional cleaning if there's some responsibility on your part.

**Seek Additional Help (Optional):**

* **Singapore Tenancy Agreement Act:** Review the Singapore Tenancy Agreement Act for information on tenant rights and responsibilities: [https://sso.agc.gov.sg/](https://sso.agc.gov.sg/)

* **Singapore Mediation Centre:** If negotiations fail, consider mediation through the Singapore Mediation Centre: [https://mediation.com.sg/](https://mediation.com.sg/)

By gathering evidence, understanding your rights, and trying to negotiate, you can reach a fair solution regarding the mould issue and potential deposit deductions. Read More
