Good morning Madzir,

a typical sale transaction will take about 3 to 4 months without taking into consideration the marketing period.

Moreover if you require funds from your sale to fund your purchase, you will require more time if you want to do contra unless you have funds to complete the purchase concurrently.

So do you think 6 months is enough to complete both transactions?

I think i know your answer.

On top of that you are looking to sell 3rm at $290k and purchase a 4rm at $300k, I am not sure whether is it even possible?

Perhaps you can share more with me so I will be in a better position to advise you in the midst of limitation of information.

Firstly, we will need to know if your unit have any restriction on ethnic ratio or is it still pending HIP. 3 room flat going at about $300k is common in most estate.
Then we will need to know how much loan you can obtain and how much additional cash you might need, depending on how much CPF OA fund you have and how much cash proceed you can obtain from the sales.
