hello everyone
Very confusing since we were told there’s 30 day warranty for tenants when they moved in to ascertain house appliances, furniture, furnishings are up to their expectations and satisfactions. Previous agent didn’t include it after the tenants signed TA and everything was smooth sailing thereafter.

Hi Esmerlda,

30 days defect free period is not for tenant to ascertain the furnishings and appliances are up to expectations or satisfactions. Is to be fair to the tenant in cases where old appliances or furnishings spoil in the first 30 days so landlord has duty to replace these defects if it is not due to the fault of the tenant.

Things like water pressure not strong, hot water not hot enough, bed mattress not springy, are not part of the defects that landlord needs to change, thus if any landlord is willing to change these, they are doing out of goodwill.

Am unsure what the situation is and why are you providing this feedback though. Did something happen?

Hi, the 30days warranty period is usually put in place to ensure that should any appliances breakdown in the first 30days, the landlord will have to replace as it is likely not the fault of the tenant.
